These days there are a lot of potential home buyers that are not able to get financing to purchase a home.  Many of these buyers have a great job, low or no debt but they have had a short sale, foreclosure or some other major financial event in their more recent past that is keeping them from qualifying for a mortgage.  I work with several investors that are looking for buyers that want to purchase a home on a contract for deed.  Most of them do require at least a 10% down payment.  This is a great opportunity for those buyers to purchase a home, get back on their feet with their credit score and then get the mortgage they need down the road.  If you or someone you know is interested in purchasing a home on a contract for deed, call or email me to discuss the options!

It sounds strange to say that there is a housing supply shortage but it is true!  There is a shortage of homes under $300,000 that are traditional sales.  There are foreclosures and short sales out there but for buyers that want a traditional sale, there is a shortage which is causing multiple offer situations resulting in unhappy buyers and happy sellers.  Now with the spring market starting the shortage will only get worse. One question that comes up so often is – Do you need a buyers agent?  The answer is definitely, yes!  I am not just saying this because I am a realtor, there are many reasons that buyers need representation and remember that when you are buying the realtor is paid for by the seller, so it is a free service for you!

You could just work with the listing agent for the property you would like to buy, but remember that the listing agent is working for the seller and has the seller’s best interest in mind, not yours.  They can represent and guide you but will you really be getting the same service as you would with your own buyer’s agent?  As a buyer, if you really want someone to look out for you and and only your interest, you need your own buyer’s agent.  Your buyer’s agent will be knowledgeable about your needs, they will negotiate on your behalf and focus on everything that will represent you!
