Housing Supply Shortage

It sounds strange to say that there is a housing supply shortage but it is true!  There is a shortage of homes under $300,000 that are traditional sales.  There are foreclosures and short sales out there but for buyers that want a traditional sale, there is a shortage which is causing multiple offer situations resulting in unhappy buyers and happy sellers.  Now with the spring market starting the shortage will only get worse. So you have decided to sell your home and you are in the process of getting it ready to put on the market.  More than likely your realtor has told you to “declutter” your home before it goes on the market.  This is a task that not too many people really enjoy.  What can you live without for a few months or longer, what items are best not seen by potential buyers, etc.  This is actually a great opportunity for you to start sorting out your stuff, deciding if you have items that you never use that could be given away or thrown out, by starting this sorting process now, you will have less to sort when your actual moving day comes! And the top real estate website is, according to the just released 2011 statistics, REMAX.com!  It was the number one site for consumers searching for real estate!  As most of us know, more and more people are turning to the internet for all their shopping needs and this does also include real estate.  Statistically about 88% of home buyers search for their home online, and about 40% of home buyers actually find the home that they buy online.  What this says to me is that for a seller, getting internet exposure is really the key to getting your home sold!    Other major players that are not themselves real estate companies are Realtor.com, Zillow.com and Trulia.com which make up about 20% of the sites consumers are searching.  When I list a home, that home is not only on the sites I have mentioned but on another 40+ sites.  My goal is to have your home out there for the public to see and to present it so that they also want to set up a showing and possibly write an offer.  Many larger real estate companies are dropping off of some of the major real estate websites which will limit internet exposure for their listings, this is definitely not what you want if you are a seller!  If you are considering selling your home, give me a call!  I would be more than happy to go over my internet marketing plan with you!

Is Your Home Dated

As a Realtor I see a lot of homes, some are new, some are old, some are updated but there are some things that will just date any home that are easy to change!  You live in your home so you may not realize the effect certain items have on a buyer.  Is your home dated?  One of the worst offenders would be the gold knobs and light fixtures from the 80’s and 90’s.  I can’t tell you how many homes I have shown where the sellers have done a great job of renovating their home but they left the gold hardware and fixtures which immediately says to the buyers – dated!  I think most sellers have gotten so used to these items, they don’t even see them.  Even if you are not going to renovate your home prior to putting it on the market, change out the gold hardware and fixtures and replace them with the current trend.  This is a fairly inexpensive and simple fix that will really add an updated look to any home.
