I have a few more interesting statistics, this time on sellers and Realtors from the National Association of Realtors Profile of Home Buyers and Sellers 2012.

  • 38% of sellers who used a real estate agent found their agent through a referral by friends or family, and 23% used the agent they worked with previously to buy or sell a home.
  • Approximately 2/3 of home sellers only contacted one agent before selecting the one to assist with their home sale.
  • 93% of sellers reported that their home was listed or advertised on the internet.
  • Among sellers who used an agent, 84% reported they would definitely, 66%, or probably, 18%, use that real estate agent again or recommend to others.
  • The share of home sellers who sold their home without the assistance of a real estate agent was 9%.  33% of FSBO sellers knew the buyer prior to home purchase.

Promote Your Listing

Putting your home up for sale these days involves so much more than just sticking a for sale sign in the ground and hoping people come, you need to promote your listing!  The majority of buyers, over 90%, are looking for their home online often before they even contact a realtor.  This is something you need to seriously consider when you decide which Realtor will list your home.  Being a Remax Results Realtor I can tell you that once you list your home with me your listing will be distributed to 900 national real estate websites, a YouTube listing video is automatically generated, your home becomes a Showcase Listing on Realtor.com and most recently, your home now becomes a Featured Property on Trulia.com (click here for full article).  I also have my own website and many sites that I list your home on.  The days of installing a sign and running an ad in the paper are gone – you need to list your home to get maximum internet exposure and I can help you do that being a Realtor with Remax Results!  Contact me if you would like more information!

5 Buyer Tips

1.  Find a good lender. Your realtor may have some recommendations for you but if you don’t yet have a realtor, it is best to find a local.  Local lenders know the market in the area you want to buy in and they will know about any special programs that may be offered.

2.  Know where you want to live.  Narrow down the parts of town that you would like to live in. You may use criteria such as schools, taxes, drive to work, etc. By narrowing this down it makes setting up a buyer search much easier.

3.  Find a Realtor.  If you are buying the seller pays the cost of your buyer agent which is another reason you may as well have a Realtor.  Find a Realtor that is knowledgeable in your area and that has experience. You need someone you can trust to help you find your new home.

4.  Don’t rule out less than perfect homes.  Just because a home needs paint or new carpeting, don’t rule it out.  If the price is right you will still get a great deal and you can fix it up as you would like.

5.  Be ready.  Once you are out there looking, if you find a home you just love, you need to be ready to make an offer. Right now with a very low housing inventory, nice homes and good deals are going fast so the sooner you make an offer the better your chances are of getting the home.

Wisconsin September Market

The Wisconsin housing market continued to grow as existing home sales increased 4.6 percent in September of 2012 compared to September 2011, according to the most recent monthly report by the Wisconsin REALTORS Association. Median prices also increased over that same period, increasing 0.2 percent to $135,000 in September. Sales have now increased for 14 straight months, and prices have been up the last seven months. The median price rose to $134,700, which is an increase of 0.2 percent relative to September 2011. Wisconsin has seen median prices up now for seven straight months, and year to date, they have grown 1.1 percent.  The state has made progress in terms of reducing its inventory of unsold homes, which fell from 16.2 months of supply in September of last year to 12 months of supply last month.
